The project comprised of the demolition of the previous YMCA building, site clearance and remediation followed by the design and construction of a new mixed use 9-storey YMCA scheme, including a basement for plant. The scheme consists of 121 ensuite bedrooms in clusters with shared kitchen/dining space and communal lounge, health and wellbeing facilities including a fully-fitted gym and fitness studio, a children’s area and office suite. Frampton Road

Frampton Road Better utilising council-owned land to create new net zero carbon homes for affordable rent & shared ownership. Net zero carbon Infill development H&S interface Client:London Borough of Hounslow Contract: JCT D&B Value:£3.6m Neilcott was appointed to design and construct 13 new homes across two blocks for affordable rent and shared ownership, whilst achieving Net Zero in operation. Following tender design, Hounslow wished to enhance the development’s specifications to meet Zero Carbon standards. Neilcott’s design team worked collaboratively through early technical design review and ongoing design development to achieve required performance. In accordance with the London Plan Energy Hierarchy the development is predicted to emit at least 100.26% less carbon dioxide (CO2) than standard Building Regulations requirements, compiling with the mandatory requirements of Policy 5.2: Minimising Carbon Dioxide Emissions of The London Plan 2016 and Policy EQ1 of the London Borough of Hounslow Local Plan (2015-2030) . This reduction is achieved through the adoption of enhanced insulation standards, improved lighting and heating efficiencies, installation of PV panels with an overall minimum output capacity of 37.50 kWp and Air source heat pumps. “Hounslow is leading the way on tackling the climate emergency and this pioneering project aims to deliver warm, energy-efficient homes, reduce carbon emissions, tackle fuel poverty, and support green jobs.” Councillor Katherine Dunne, Deputy Leader of Hounslow Council and Cabinet Member for Climate, Environment and Transport Strategy. CLT construction Infill development H&S interface Client:London Borough of Hackney Contract:JCT Intermediate Building Contract with Contractor’s Design Value:£5.5m Neilcott undertook the demolition of 25 single storey garages and built 11 new homes on the Clapton Park Estate. Designed by award-winning architect AL-JAWAD PIKE, the Daubeney Road development on Chowdhury Walk is an infill project that brings a contemporary twist to the traditional London terrace, balancing privacy with shared public space. The development includes 2 and 3-bedroom homes, plus a fully accessible 4-bedroom family house. Constructed with cross-laminated timber (CLT) for enhanced insulation, the homes feature integrated solar panels, brick cladding, and single-ply membrane roofs. The site also includes landscaped paving, planters, and new pedestrian and cycle routes with bike storage. The development provides 32 1/2 bedroom flats, 50% rented at open market rents & 50% at affordable sub-market rents, aimed at helping households registered on the Council’s Housing Register. Fred Styles House Delivering new high-quality homes and sustainable communities in Greenwich.  Community Liaison Repeat Customer Traditional Construction Client:Meridian Home Start Contract: JCT D&B Value:£8.7m Fred Styles House was previously a sheltered housing block, that provided 42 bed sits. Sitting unused since 2013, Neilcott were appointed to demolish the existing building and develop 37 units consisting of 29 houses, 7 flats and 1 maisonette. The new development creates a neighbourhood of terraced houses running along Charlton Church Lane, and a series of mews streets which run perpendicular connecting into the urban fabric behind the site. Glazed screens lead into a generous open plan kitchen dining room. Stairs lead up to bedrooms and to a light and airy open plan living room with fully glazed screens leading out onto a secluded sun trap roof terrace. Low cost, robust but high quality brick detailing was integral to the project. Traditionally built brick arches front a number of the homes and help create a semi-private space where people can put out pots and plants, wellies and umbrellas. Other brick details include projecting brick surrounds to pop-up windows, arched window heads, soldier and header courses, articulated parapets and beautiful angled window reveals on prominent corners. “A a masterclass of working the humble brick – with such finesse and artistry!
