The development provides 32 1/2 bedroom flats, 50% rented at open market rents & 50% at affordable sub-market rents, aimed at helping households registered on the Council’s Housing Register. Daubeney Road High-quality sustainable new affordable homes, better utilising Council-owned land. CLT construction Infill development H&S interface Client:London Borough of Hackney Contract:JCT Intermediate Building Contract with Contractor’s Design Value:£5.5m Neilcott undertook the demolition of 25 single storey garages and built 11 new homes on the Clapton Park Estate. Designed by award-winning architect AL-JAWAD PIKE, the Daubeney Road development on Chowdhury Walk is an infill project that brings a contemporary twist to the traditional London terrace, balancing privacy with shared public space. The development includes 2 and 3-bedroom homes, plus a fully accessible 4-bedroom family house. Constructed with cross-laminated timber (CLT) for enhanced insulation, the homes feature integrated solar panels, brick cladding, and single-ply membrane roofs. The site also includes landscaped paving, planters, and new pedestrian and cycle routes with bike storage. Frampton Road Better utilising council-owned land to create new net zero carbon homes for affordable rent & shared ownership. Net zero carbon Infill development H&S interface Client:London Borough of Hounslow Contract: JCT D&B Value:£3.6m Neilcott was appointed to design and construct 13 new homes across two blocks for affordable rent and shared ownership, whilst achieving Net Zero in operation. Following tender design, Hounslow wished to enhance the development’s specifications to meet Zero Carbon standards. Neilcott’s design team worked collaboratively through early technical design review and ongoing design development to achieve required performance. In accordance with the London Plan Energy Hierarchy the development is predicted to emit at least 100.26% less carbon dioxide (CO2) than standard Building Regulations requirements, compiling with the mandatory requirements of Policy 5.2: Minimising Carbon Dioxide Emissions of The London Plan 2016 and Policy EQ1 of the London Borough of Hounslow Local Plan (2015-2030) . This reduction is achieved through the adoption of enhanced insulation standards, improved lighting and heating efficiencies, installation of PV panels with an overall minimum output capacity of 37.50 kWp and Air source heat pumps. “Hounslow is leading the way on tackling the climate emergency and this pioneering project aims to deliver warm, energy-efficient homes, reduce carbon emissions, tackle fuel poverty, and support green jobs.” Councillor Katherine Dunne, Deputy Leader of Hounslow Council and Cabinet Member for Climate, Environment and Transport Strategy. YMCA The YMCA St Paul’s Group are transforming the existing YMCA Building at 200 The Broadway which urgently requires modernisation. Complex logisitcs Constrained site Community Liaison Gym operational throughout Client:YMCA St Paul’s Group Contract:JCT D&B Value:£16.8m The YMCA St Paul’s Group required a new state-of-the-art YMCA building, replacing their previous provision at 200 The Broadway, which urgently required modernisation. The project comprised of the demolition of the previous YMCA building, site clearance and remediation followed by the design and construction of a new mixed use 9-storey YMCA scheme, including a basement for plant. The scheme consists of 121 ensuite bedrooms in clusters with shared kitchen/dining space and communal lounge, health and wellbeing facilities including a fully-fitted gym and fitness studio, a children’s area and office suite. The National Youth Theatre Radical development to enable NYT to double the number of young people they engage in the building through their annual programme. Complex logistics Live environment Specialist design Client:National Youth Theatre Contract:JCT Standard Building Contract Value:£2.45m Redevelopment to facilitate increased spaces for NYT to provide free and affordable drama opportunities that champion diversity, creativity and alternative routes into the creative industries. The essential upgrade developed this thriving production hub for young people where creative on-stage, off-stage and digital talent of the future receives world-class training and development opportunities. The project comprised of a new entrance pavilion, studio space, a 200-seat studio workshop theatre and rehearsal spaces, and generally bringing the building standards up to align with the theatrical rehearsal requirements of the National Youth Theatre. “This epic and accessible redevelopment enables us to double the number of opportunities we deliver with our talented freelance associate artists and young people in the building and further expand our work around the UK and beyond. CCS: Excellent charter school News & Views A fantastic result for our Charter School site – 44/45 Back to news & views A fantastic result for our Charter School site – 44/45 Excellent on our first Considerate Constructors Scheme site visit – well done to the Neilcott Construction Limited team! Works for the former derelict East Dulwich Hospital will provide a new home to the Charter School East Dulwich. Works include structural repairs, protection of war memorial elements and complete internal and external refurbishment. The school will be able to accommodate 1,700 pupils, including 480 sixth form places and 20 places for SEND pupils. As part of the bespoke social value we deliver on all of our projects, we have facilitated two pre-apprenticeship’s for Charter School students, who joined us for 10 weeks of work experience, one of whom has been offered a permanent position with our electrical subcontractor.
